What is LandScout?

LandScout surfaces early signals of real estate activity by parsing local-government agendas and meeting minutes (PDFs) and extracting structured Indicators—government actions with potential land-use impact.

What are "Indicators"?

Indicators are standardized events LandScout extracts from public meeting documents that surface at the agenda stage—often before most people hear about a project. They normalize different local terms into consistent categories so you can scan activity across jurisdictions at a glance.

Why they matter

  • • They surface early—often weeks or months before word gets out.
  • • They cut through inconsistent wording across boards and cities.
  • • Each Indicator links back to the source document for quick verification.

What counts as an Indicator (current categories)

Rezoning • Variance • Conditional Use/Special Use • Subdivision/Plat

Where does the data come from?

City and county public websites (agendas, minutes, packets). New meetings are typically ingested within 24 hours of publication (varies by municipality cadence and site reliability).

Which geographies are supported?

We're expanding city-by-city, starting in the Sun Belt. Right now, we cover major municipalites in North Carolina, Georgia, Florida, Texas, and South Carolina. If your municipality isn't covered yet, tell us—coverage requests help us prioritize.

How accurate is the extraction?

We optimize for high recall first, then refine precision. A human QA pass is applied to new indicators daily. PDFs can be messy (scans, multi-column layouts, tables), so we link to the source document so you can verify quickly. See something off? Flag it in-app and we'll review.

Can I upload my own files?

Not yet. We're focused on approaching exhaustive coverage of public meetings per county. If we're missing a specific planning board in your jurisdiction, send it our way and we'll queue it.

Privacy & security

Sign-in via Google (Supabase). Data is encrypted at rest (AES-256) and in transit (TLS) by Supabase Cloud, and Row-Level Security (RLS) isolates your workspace.

Can I export my data?

CSV exports are available on the Team plan. (GeoJSON and additional formats are on the roadmap.)
