On June 23, the Gwinnett County Board of Commissioners considered case REZ2026-00022, a 33.19-acre rezoning request at 3379 and 3409 Camp Branch Road. The application, filed by Ashton Atlanta Residential, LLC, sought to change the site from RA-200 and R-100 to OSC to allow an 83-lot single-family subdivision.

What happened

Commissioners voted 5-0 to deny the request after residents raised concerns about revised site plans, net density, and drainage impacts.

What to watch

The denial does not remove the site from the residential land supply. The property remains zoned RA-200 and R-100, leaving the owner or applicant to pursue a lower-density plan under existing zoning or bring the site back later with changes addressing community concerns.
